Traditional cavity construction with Kingspan 50mm cavity insulation.
The elevations to the houses and apartments are
finished in a variety of differing materials.
Generally they all have a self-finished render in
Beige or Rose Amber. The properties are
finished with Forticrete cast stonework in
Portland colour, which incorporates sills, coins
and stucco coursing.
Roofs
The roofs are of natural Spanish slate in
blue/black with lead hips and valleys.
Windows
All windows are manufactured by
Blairs of Scotland and are fully finished in a
white satin, all with double glazing and
Pilkington ‘K’ glass.
Doors
The external doors are designed exactly
on the same principle as the windows. The
internal doors are Vicaima Feature Oak doors
with inlaid marketry and complimentary glazing
panels with Heritage Charlbury door furniture
in Chrome.
Lighting
External communal lighting is
provided around the site and internal wall
lighting is provided in all the communal areas.
Staircases and Lift in the main apartment
block
Access to all apartments in Plots 1-6 are
approached by a central staircase and lift which
leads through the building to all apartments
from the garage floor.
In the second apartment block relating
particularly to Plots 12 & 13, these flats are
approached by separate external staircases
private to each apartment.
Staircase in the town houses
Each house has a delightful white painted staircase with
turned balusters/newels and a hardwood oak
handrail.
Bathrooms and Shower Rooms
Bathrooms and Shower Rooms are specialist
fitted with Ideal Standard quality sanitary ware
and accessories. Luxury co-ordinated wall tiling
and fitted mirrors with lighting above. The
showers in each case are large enclosures with
Grohe wireless digital controls. In the Family
Bathrooms, shower baths are fitted with screens.
Kitchens
The kitchens are fitted with Boston
Latte High Gloss units by Symphony. Each kitchen
is equipped with a stainless steel single oven and
a separate second combination oven/microwave,
gas hob with an extractor, an integrated
refrigerator/freezer, washer dryer and dishwasher,
all by Neff. The worktops are Minerelle Seamless
Worktops with 100mm upstands.
Telephone and T.V. Points
Telephone and T.V. Points are provided and
each property is wired for Sky Television.
Ceilings. Plaster ceilings are provided in each
property.
Wardrobes
Bedrooms 1 and 2 will have fitted
wardrobes with shelves and hanging space in
Classic Tamara Classic Oak Doors.
Heating
A central heating system is installed
to each property with radiators and thermostatic
radiator valves fitted. A Glow worm gas fired
boiler is fitted in each property. Dual powered
heated laddered towel rails are fitted to both
Bathrooms and En-Suites in each property.
Fire Surround
A contemporary flame effect
fire designed for wall mounting is fitted to all
properties with remote control selection of
on/off heat output and flame effect light levels.
Security System
Each property is fitted with a
security system.
Garages
Plots 1-6. In the main apartment
block each apartment has a parking space in the
communal garage below the building.
Plots 7-11, the town houses, have garaging
below apartments 12 & 13.
Plots 12 & 13 have a car parking space each.
There is additional visitor parking.
The Grounds
The grounds to Queens Gate will
be fully landscaped for the use of all residents and
an annual maintenance charge will be payable by
each property for on-going maintenance.
Plots 7-11, in addition, will have their own
private rear gardens.
