CONSTRUCTION
Plots 1-5: Traditional cavity timber frame construction with superior internal insulation. Plots 6-17: Traditional cavity construction with superior internal insulation. All properties have Surrey Red Facing Bricks up to plinth level. Plots 1,8, 9, 12,16 and 17 are fully faced in Surrey Red Facing Bricks. The remaining properties on the development have Self-Finish Renders in one of three colour finishes - Buff, Sage Green and Bleu Clair.

ROOFS
The properties are divided equally between Lafarge Grovebury and Lafarge Stonewold tiles.

WINDOWS
Windows are pvcu casement by Abbot Group Ltd. In White (double glazed).

DOORS
The front doors are IG "Weatherbeater" cottage style doors and frames, with a painted finish. The rear doors are upvc French casement doors by Abbot Group. The internal doors are Vicaima Dekordor doors in Steamed Beech with Heritage Brass Bedford door furniture.

EXTERNAL LIGHTING
External Lighting is provided at the front and rear of each property.

STAIRCASES
The staircase in each plot has stop chamfered balusters and a hardwood handrail.

BATHROOMS AND SHOWER
Rooms are fitted with Ideal Standard/Armitage Sanitary Ware and accessories. Luxury co-ordinated wall tiling, mirrors and lighting will be fitted above wash hand basins and a Trevi Thermostatic Shower

KITCHENS
Kitchens are fitted with Braque Pear Kitchen Units by Symphony and each Kitchen is fitted with a 11.2 bowl Stainless Steel Sink Unit with Mixer Taps, a built-in Oven with Gas Hob (Stainless Steel), an Extractor, all by Neff. Quality co-ordinated wall tiling and floor covering.

TELEPHONE AND T.V. POINTS
Telephone & T.V. Points are provided and each property is wired for Sky Television.

WARDROBES
Where Bedrooms are fitted with wardrobes, they will be equipped with shelves and hanging rails.

HEATING
A central heating system is installed to each property with radiators to all rooms and ladder towel rails fitted in the Bathrooms and En-Suites, with thermostatic radiator valves fitted. A gas fired Boiler is fitted in each property.

FIRE SURROUND
All properties are fitted with a Cheriton Surround in Dover Stone with Orion Fires in Stainless Steel finish.

SECURITY SYSTEM
Each property is wired for easy installation of a security system, if required.

GARAGES
Each property is built with its own garage with power connected and a fully finished up and over door, with the exception of Plots 2 and 5, where ample parking is provided.

MAINTENANCE CHARGE
There will be a small Maintenance Charge payable by everyone in the close for the upkeep and maintenance of the pond, at the end of the lane and surrounding communal landscaping and drainage.
