At Kingfisher Cottages any owner will enjoy the peace of mind of the 24 Hour Emergency Call Service.

Access
All cottages together with the grounds have wheelchair access.

Bathrooms
The bathrooms are fitted with Ideal Standard Sanitaryware and accessories. Luxury coordinated wall tiling and full width mirrors with lighting above are also provided. An Aqualisa Thermostatic Shower is fitted.

Ceilings
Plastered ceilings are provided in each property.

Central Heating Systems
A central heating system is installed in each property with hot water radiators and thermostatic radiator valves. A condensing gas fired wall mounted boiler is fitted to each house. There are dual powered ladder towel rails fitted to all bathrooms and ensuites.

Construction
Traditional cavity construction with Kingspan cavity insulation and Thermalite insulating blocks. The facing bricks are Blockleys Christchurch Blend Facing bricks with cast stone cills with brickwork heads in soldier course. Plots 2 & 3 have an ivory rendered finish.

All properties benefit from a Forticrete Portland
Plinth finish and all have covered porches.

Doors
The front doors are IG Weatherbeater Cottage Style doors, finished in White. The internal doors are Vicaima Feature Oak doors with inlay marquetry with the door furniture in Heritage Bedford Chrome.

External Lighting
There is external communal lighting provided around the development, front and rear light fittings are provided with each house.

Facias
Facias on all properties are Swish PVC-U in White. This will cut down the maintenance factor on all houses.

Fire Surround
A contemporary flame effect fire designed for wall mounting is fitted to all properties with remote controlled selection of on/off heat output, and flame effect light levels. Plot 4 has the independent advantage of having a
full chimney accessed from the sitting room. An electric stove will be fitted in the hearth and a gas point provided should this be required.

Kitchens
The kitchens are fitted with Alassio Light Oak Units by Symphony. Each kitchen is fitted with an eye level single oven, fully integrated washer dryer, integrated fridge freezer, a gas hob and extractor all by Neff. Each kitchen is equipped with a Blanco 1½ bowl stainless steel sink.
